<p>A new analysis from <a href="https://www.resiclub.com/" target="_blank" rel="noopener">ResiClub</a>, using Zillow Home Value Index (ZHVI) data through January 2026, reveals a striking trend: year-over-year home price appreciation across the 50 largest U.S. metros is converging toward the zero line.</p>

<p>The national aggregate (yellow line) shows home price growth has decelerated from <strong>20%+ during the pandemic peak</strong> to barely above zero today. Several individual metros have already crossed into negative territory — meaning home prices in those markets are lower than a year ago.</p>
<p>The last time we saw this kind of broad-based deceleration was in 2006-2007, just before the housing correction. While today&#8217;s market has stronger fundamentals (tighter lending standards, lower inventory, stronger household balance sheets), the direction of the trend is unmistakable: <strong>home price growth is stalling nationwide.</strong></p>

<p>Northwest Indiana isn&#8217;t immune to this trend. In fact, official MLS data from the <a href="https://nira-public.stats.showingtime.com/" target="_blank" rel="noopener">Northwest Indiana REALTORS® Association</a> tells an even more dramatic local story:</p>
<ul>
<li><strong>Porter County:</strong> Median sale price <strong>$295,500 — down 0.8%</strong> year-over-year (January 2026). Days on market surged from 42 to 64 — a <strong>52% increase</strong>. Closed sales plunged 20.7%.</li>
<li><strong>Lake County:</strong> Median sale price $243,500 — up just 1.5% year-over-year. Closed sales dropped 10.2%. Days on market rose 13.6%. Inventory climbed 5.7%.</li>
<li><strong>Indiana statewide:</strong> Median $255,100 — up just 0.3% year-over-year, essentially flat.</li>
</ul>
<p>Porter County home prices have already turned negative. Lake County is barely positive. Closed sales are dropping across the board while inventory builds and homes sit longer. The pricing power has clearly shifted from sellers to buyers in Northwest Indiana.</p>

<p>Several forces are converging to cool home price growth:</p>
<ol>
<li><strong>Mortgage rates remain elevated.</strong> With rates hovering near 7%, monthly payments are 60-80% higher than in 2021 for the same home price. Buyers simply can&#8217;t afford to bid as aggressively.</li>
<li><strong>Buyer demand is at historic lows.</strong> As we covered in our analysis of <a href="https://joshpavich.com/pending-home-sales-record-low-nw-indiana-buyers-2026/">pending home sales hitting record lows</a>, the Reventure Housing Demand Index sits at just 14 — versus a normal baseline of 50.</li>
<li><strong>Inventory is slowly building.</strong> More homes are sitting on the market longer, giving buyers more options and reducing bidding wars.</li>
<li><strong>Affordability ceiling.</strong> Prices can only rise as fast as incomes allow. With wages growing 3-4% and home prices already stretched, the math doesn&#8217;t support further appreciation without lower rates.</li>
</ol>

<p>Perhaps the clearest sign that home prices are under pressure: <strong>36% of homes relisted in January 2026 came back on the market at a lower price</strong> than their original listing — the highest share on record going back to 2016.</p>

<p>To put that in perspective: in 2022 — when sellers had all the leverage — only 18% of relisted homes came back at a lower price. That number has doubled in just four years. Sellers are overpricing, sitting on the market, delisting, and coming back lower. It&#8217;s the classic pattern of a market where pricing power is shifting from sellers to buyers.</p>
<p>For NW Indiana specifically, this trend means home prices you see on Zillow or Realtor.com today may not be the prices sellers actually accept. There&#8217;s more room to negotiate than the listing price suggests.</p>

<li><strong>Negotiating power is increasing.</strong> With homes sitting 40% longer in Porter County, sellers are more willing to negotiate on price, closing costs, and repairs.</li>
<li><strong>No need to rush or overbid.</strong> The days of offering $30K over asking with no inspection contingency are over in most NW Indiana markets.</li>
<li><strong>Lock in before rates drop.</strong> When mortgage rates eventually come down, buyer demand will snap back — and so will competition. Buying now at a negotiated price and refinancing later could be the smartest play.</li>

<p>This isn&#8217;t 2021 anymore. Sellers who price realistically and prepare their homes will still do well. But those who overprice based on what their neighbor got two years ago will sit on the market and chase prices down.</p>
<ul>
<li><strong>Price it right from day one.</strong> Overpriced listings in a slowing market become stale listings. Every price reduction signals desperation to buyers.</li>
<li><strong>Invest in presentation.</strong> In a market with more choices, buyers are pickier. Clean, staged, well-photographed homes sell faster and for more.</li>
<li><strong>Consider your timeline.</strong> If you need to sell in the next 6-12 months, acting sooner is better than later as price growth continues to decelerate.</li>
</ul>

<p>No — at least not in the 2008 sense. The current market has several key differences:</p>

<li><strong>Lending standards are stricter.</strong> The subprime loans that fueled the 2008 crash don&#8217;t exist today.</li>
<li><strong>Homeowner equity is high.</strong> Most homeowners have significant equity, making forced sales and foreclosure waves unlikely.</li>
<li><strong>Inventory is still historically low.</strong> Even with the increase, we&#8217;re nowhere near the surplus that existed in 2007-2008.</li>
</ul>
<p>What we&#8217;re seeing is a <strong>normalization</strong> — a return to the 3-5% annual appreciation that characterized healthy housing markets before the pandemic. For NW Indiana, that means prices aren&#8217;t crashing, but the days of easy double-digit gains are over.</p>
