Josh Pavich is a Northwest Indiana real estate agent with Weichert Realtors — Shoreline, and he spent a decade building, running, and selling an HVAC business before he ever hung a real estate license. That trades background is why he catches furnace age, AC refrigerant, ductwork, water-heater lifespan, and foundation signs that other agents walk right past — and why he prices, markets, and negotiates with a contractor’s eye and an owner’s math. Whether you are buying your first house in Portage, selling in Valparaiso, or underwriting a commercial building in Chesterton, Josh Pavich brings the trades, the numbers, and the zoning experience to the table.
About Josh Pavich — Your Northwest Indiana Real Estate Agent
I spent ten years building an HVAC business in Northwest Indiana — and sold it clean in 2026, on my terms. Real estate has been part of my story since 2017. Today I work out of Weichert Realtors — Shoreline, serving buyers, sellers, and investors across Northwest Indiana — and I still see things in a house that most agents walk right past.
How I Got Here
I didn’t start in real estate. I started in maintenance, working for a property management company, fixing what broke. That work taught me how buildings actually fail — and that the cheapest fix is the one you catch first. It also taught me that I wanted to understand the systems behind the walls, not just patch them.
So I went to Ivy Tech and trained in HVAC. While I was in school I was working residential jobs on the side. After that, a commercial facilities company — HVAC, hot, cold, and frozen beverage equipment, ice machines. The full mechanical stack of what keeps a commercial property running.
In 2016 I left the day job and went full-time for myself. I ran that business for ten years: built it, ran the trucks, hired the people, served the customers — and sold it in 2026, a clean exit on my terms.
The whole time, real estate was running in parallel. I bought my first commercial property in 2017, took on the rezoning work myself, and rented the offices out. Single-family rentals followed. For years I was making deals from the owner’s side of the table — the zoning, the tenants, the numbers, the closing tables. A few years back I added my real estate license so I could do it on the agent side too.
What That Background Means for Clients
I see what other agents miss. Ten years of mechanical and structural work means I look at a house the way a contractor does. Furnace age, AC refrigerant — R-22 systems are illegal to recharge now — ductwork, water heater lifespan, foundation signs. That knowledge goes into every showing, every offer, every negotiation.
I can read a commercial building the way a tenant operator can. I worked on the equipment that keeps a commercial property running — HVAC, beverage systems, ice machines. When I’m walking a buyer through a strip-mall, restaurant, or office building, I’m not just looking at the lease and the cap rate. I’m looking at the mechanical room, the rooftop units, the age of the equipment, and what it’s going to cost to keep running.
I run real numbers. I built and sold a business. That means I think in ROI, cap rate, and operating cost — not just list price. Useful whether you’re buying a personal home, a rental, or a commercial property.
I know the zoning because I’ve done the work. I bought a commercial property in 2017, rezoned it, and rented the offices out. If you’re buying something with a different highest-and-best-use in mind, I can walk you through what that actually takes — not in theory, in practice.
I’ve been on your side of the table. As a landlord — residential and commercial — an owner-occupant, and a buyer, I’ve made the same calls you’re about to make. The mistakes and the wins both taught me something.

I sold my last business in under a decade. I don’t do anything halfway — and I don’t recommend agents who do.
