
You just received a pre-foreclosure notice in the mail. Your heart is racing, your mind is spinning, and you’re not sure what to do next. Take a breath — this guide walks you through exactly what steps to take, in order, starting right now.
Step 1: Don’t Panic — Read the Notice Carefully
A pre-foreclosure notice is not the same as losing your home. Receiving a pre-foreclosure notice simply means the process has started — not that it’s over. It’s a warning — and in Indiana, it marks the beginning of a legal process that takes months. You have time, but you need to use it wisely.
Read every word of your pre-foreclosure notice carefully. Look for:
- The total amount owed (including fees and penalties)
- The deadline to respond or cure the default
- The court case number (if a lis pendens has been filed)
- Contact information for the lender’s attorney
Step 2: Contact Your Lender Immediately
This is counterintuitive — most people want to avoid their lender when they’re behind on payments. But early communication is your strongest move. Lenders lose money on foreclosures and often prefer to work out an alternative.
